The Virtual Building Operator

We watch your building automation system on a schedule, tell you what is actually wrong and why, and then we fix it. Independent of any equipment vendor.

What this means for you

Diagnosis, not another dashboard.

See the whole picture

We trace it to the cause

We do not just flag an isolated alarm. We look across your connected equipment and trace a symptom back to what is actually causing it.

Cut through the noise

Real fault, or normal?

We tell you whether something is a genuine malfunction or just normal, by-design operation, so your team is not chasing alarms that are not problems.

Works with what you have

Any major platform

Almost any system with a web interface. No new gateways, no protocol integration, no lengthy project to get started.

One partner

We find it and we fix it

Diagnosis, control programming, and integration, from one independent partner that answers to you, not to an equipment line.

Start here, before you invest

You cannot optimize a building that is broken.

Before you commit to a full analytics platform or an autonomous optimizer, find out what is actually wrong and get it fixed first. Those tools assume your building already works. We make sure it does.

Straight to a platform
  • Months, and a major integration project
  • Tens of thousands in setup and license
  • A dashboard, or an optimizer running on a building no one has verified
  • Faults get optimized or integrated around

  • A simple, scheduled service

Proven in the field

What a check has found.

Convention resort

Our monitoring caught failed and stuck sensors that the built-in diagnostics had missed.

University campus

We brought a third-party control system into the main platform in a fraction of the usual time, turning days of manual work into hours.

Hotel spas

We pinpointed comfort faults down to the individual zone, the cold treatment room or the over-warm suite, and the cause behind each.

See exactly what you get

A real check, start to finish.

An anonymized report from a live check on a resort's ballroom reheat. Identifying details removed; the findings and readings are real.

HIGHNo heat at six ballroom zones

Held the hot-water valves open on all six salons for six minutes. Discharge-air temperature did not rise on any of the four measurable zones (flows 62-750 cfm). That is not four separate valve failures — it is one systemic no-hot-water condition upstream: plant down, a closed riser isolation valve, or no loop flow.

MEDIUMTwo dead discharge-air sensors

Salons 3 and 6 read -60.3°F — an open-circuit thermistor, not a real temperature. Those two zones are controlling on dead sensors, and were set aside from the heat test until they are replaced.

Root cause

One upstream hot-water problem was showing up as six separate "zone" complaints. Fix the plant and all six clear. Chasing them one zone at a time would have burned days.

What we recommended
  1. Verify the hot-water plant — boiler enable, pump proof, loop supply temperature.
  2. If the plant is running, check the ballroom riser isolation valves by hand.
  3. Replace the two dead discharge-air sensors (Salons 3 and 6).
  4. Re-run the heat test once hot water is confirmed at the riser.
Free one-time diagnostics

Your first diagnostic is on us.

Give us read-only access to your system through its web interface, and we will look at your equipment the way an experienced operator would — then send you a plain-language report on what is running normally, what is not, and why.

What we need

A temporary read-only login to your BAS web interface. We observe only, and change nothing.

What we check

Small building, we review it all. Larger building, we run a representative sample — one air handler and its zones, or the central plant — so you see the kind of thing we catch.

What you get

A written report within two business days, and a call to walk through it. No cost, no obligation.
